Bodega Bay Real Estate Market Update for March 2024

Yet another discouraging month for local real estate activity. Not wishing to be repetitive with the same old mantra but it is all about lack of inventory. 


Four new listings came on the market this month and two have already closed escrow. 5407 La Dia Court in Sereno Del Mar was on the market just two days before attracting a buyer. It closed escrow five days later at $1,925,000 ($30,000 over asking price) and had just the one offer. This was the same home that closed escrow in October of 2020 for $1,375,000. The other sale was a Bodega Harbour fixer at 1818 Sea Way and listed accordingly at $998,000. It sold for $1,050,000 within 13 days of listing after receiving four offers. 

The two other new listings were a single-level three-bedroom home in Sereno del Mar listed at $1,475,000. Originally built in 1979, it sits on just over a half-acre. The other home at 161 Surfbird Court in Bodega Harbour is another fixer. So far, after three weeks on the market it has received no offers. Also built in 1979, it is a very spacious four bedroom, 2886 square foot home in its original condition. 

Also this month, 7045 Cliff Avenue received an offer after 120 days on market. Listed at $2,295,000 in November, it was reduced to $2,098,000 in mid-January and recently attracted a buyer. All indications seem to indicate that it will close soon. 

Finally, 112 Duck Court, which has been on the market since late December, had an accepted offer this month.

There are currently seven homes available for Sale in Bodega Bay


A new listing at 1560 Bay Flat Road came on the market this month. This lot was last sold for $250,000 in December of 2021 and is now priced at $450,000 after preparing it for building. 

At present there are just five active land listings in Bodega Bay.
