Bodega Bay Market Update for February 2025

HOMES

There was improved activity in the Bodega Bay real estate market with five new listings this month. This adds a big boost to our inventory, which now stands at fifteen homes available for sale. These new listings begin with a two-bedroom Salmon Creek home with ocean and creek views listed at $1,275,000, up to a newly-built, four-bedroom home with sweeping ocean views in North Bodega Harbour at $3,150,000. A new listing on Pelican Loop has already closed escrow - a 3,530 square foot home with excellent front line views, listed at $1.5M. The catch was that the home had not been occupied or maintained by the owner for several years and required a major overhaul.

Three homes closed escrow this month, including the Pelican Loop home which closed at asking price within seven days.The other two were located in Sereno Del Mar and Bodega Harbour.

LAND

There were two new listings this month. Both had previously been on the market without finding a buyer. The Bay Flat Road lot sits on the bluff overlooking Spud Point Marina and is listed at $599,000. The other lot is located on Hwy1, adjacent to the Harbor View development. It is 1.48 acres with plans for a 3,740 square foot home and a separate 935 square foot garage. This land has been on and off the market for several years and the $975,000 price tag is $200K lower than its recent asking price.
