The Bodega Bay real estate market did not start the new year with a bang but our expectations (and those of the experts) are that we will have a strong spring in 2025.
In the meantime, two new listings came on the market in January and, interestingly, both in the tiny community of Carmet. The home on Conch Avenue is pretty much in original condition while the home at 4730 Hwy 1 received a major “high end “ renovation in 2024.
Three homes had accepted offers this month, ranging from a one hundred year old fixer in Salmon Creek was listed at $515,000 (it received an offer within 5 days) to a Bodega Harbour three bedroom, 2214 square foot home with modest views listed at 1,465,000. And finally, a recently remodeled 1540 square feet home in Sereno Del Mar on 3/4 of an acre which was listed at $1,549,00.
Two homes closed escrow this month, the previously mentioned Salmon Creek home that sold for $499,000 and a home on Whaleship Road closed escrow at $920,000 after being listed for over six months. This home was in serious need of a renovation, required a cash buyer because of its condition and sold after the price was reduced by $350,000+ over the course of the listing period.
